Anarock Report: Property Prices in Major Indian Cities Surge by 44% on Average Since 2019, Hyderabad Leads with 64% Growth


Analysis of Residential Real Estate Price Trends in Indian Cities: Anarock Study

Residential real estate prices in Indian cities have been on the rise in recent years, driven by strong demand and increased property launches. According to a recent analysis by real estate consultant Anarock, several key localities in the top seven cities have seen significant price appreciation.

Among the top performers, Bengaluru’s Bagaluru recorded the highest price appreciation of 90% between 2019 and 2024. Following closely behind, Hyderabad’s Kokapet saw an 89% increase in residential prices during the same period. Bengaluru’s Whitefield ranked third with an 80% rise in prices, reaching Rs 8,600 per sq. ft. in 2024 from Rs 4,765 per sq. ft. in 2019.

NCR’s Dwarka Expressway also made it to the list, with a 79% price appreciation. The average prices in this locality increased from Rs 5,359 per sq. ft. in 2019 to over Rs 9,600 per sq. ft. in 2024.

Anuj Puri, Chairman of ANAROCK Group, highlighted the accelerated growth in housing prices post-pandemic, with the top seven cities collectively witnessing a 44% price appreciation in the last five years. Hyderabad recorded the highest jump of 64%, followed by Bengaluru with a 57% increase. Kolkata saw the lowest price growth at 25%, while NCR and MMR both experienced a 48% price appreciation.

Contrary to the belief that high new supply can limit price growth, Anarock noted that many residential properties have seen significant price appreciation over the last five years. For instance, Greater Noida West in NCR saw a remarkable 129% price appreciation during this period.

The real estate market in India continues to show resilience and growth, with certain localities outperforming others in terms of price appreciation. As the demand for residential properties remains strong, investors and homebuyers are closely monitoring these trends to make informed decisions in the market.
