Alpena Welcomes New Business and Housing Developments Amid Economic Growth
ALPENA – Exciting changes are on the horizon for the Alpena area as economic development continues to thrive. In a recent update, Mike Maher, Economic Development Director for the Alpena Area Chamber of Commerce, shared news of new businesses and housing projects that promise to invigorate the local economy.
One of the most anticipated additions is the Family Farm and Home store, set to open in the former Big Lots location. This Midwest-based retailer, akin to Tractor Supply, aims to attract customers with its wide range of agricultural and home improvement products. “The visibility along U.S.-23 should serve them well,” Maher noted, adding that the company is currently seeking a store manager. With existing locations in Michigan and surrounding states, the new store is expected to draw shoppers from near and far.
Maher expressed optimism about the shopping center’s revitalization, stating, “It is very encouraging to see two-thirds of the shopping center occupied.” He emphasized the need for a new tenant to fill the former JoAnn Fabrics space, which should be easier now that two long-term tenants are driving traffic to the area.
In addition to Family Farm and Home, the former Rite Aid building has been sold, with plans for a new upscale Chinese buffet restaurant to occupy half of the space. The owner is actively seeking a tenant for the remaining portion, further enhancing the dining options in the community.
Meanwhile, improvements are underway at the old shopping center on Ripley Street. Although specific developments are not imminent, Maher noted positive changes, including a cleanup of the property and the long-abandoned Western Auto building.
On the healthcare front, PACE Northeast Michigan has officially opened its doors, transforming the former Peebles location into a facility dedicated to helping seniors remain in their homes longer. This innovative program provides medical care, meals, and entertainment, offering a cost-effective alternative to assisted living facilities.
In terms of housing, the Alpena Municipal Council recently approved a development agreement for the Gardens of Alpena project. The developer is poised to begin clearing the property, pending confirmation of financing. Maher indicated that the contractor is ready to start work as soon as the City gives the green light.
Additionally, another housing developer is conducting an analysis for potential residential development on adjacent city-owned property. Collaborating with experienced builders, they are exploring options to ensure the project is financially viable. “The question will center on how much rent they can collect for the rental units and how much they can expect to sell the free-standing homes for,” Maher explained.
As Alpena continues to evolve, residents can look forward to more updates on these exciting projects in the coming months. With new businesses and housing developments on the way, the future looks bright for this vibrant community.
