Billbergia Expands North Shore Portfolio with Twin-Tower Development in Macquarie Park
Sydney-based property group Billbergia is making waves on the North Shore with plans for a new twin-tower mixed-use project in Macquarie Park. Teaming up with joint-venture partner Legacy Property, the company has submitted a development application for the project, which is set to include 255 apartments atop a three-level podium featuring retail tenancies.
The proposed development, located at 88 Waterloo Road, Macquarie Park, will occupy a 2,400sqm site with nearly half of the area dedicated to communal open space. Designed by architects AJC, the project will consist of two residential towers named Cottonwood and Waterloo, situated above the mixed-use podium.
Saul Moran, Billbergia’s director of planning and development, highlights the strategic location of the site, emphasizing its proximity to Macquarie University, the Macquarie Park Innovation Precinct, and the proposed Macquarie Park Metro Station. Moran notes that Macquarie Park is undergoing significant growth and the new development will provide much-needed housing options while also offering convenient access to key employment and educational hubs.
The Cottonwood tower will rise 21 levels and offer 124 apartments, while the Waterloo tower will feature 13 levels with 131 apartments. The apartment mix includes one-bedroom, two-bedroom, and three-bedroom units, as well as 12 three-bedroom penthouses. The mixed-use podium will feature retail space on the lower ground floor and four levels of basement parking for up to 288 cars.
AJC’s bioclimatic design for the project aims to maximize natural light and ventilation, with the north side of the buildings featuring horizontal balconies for sunlight and airflow, while the south side will have enclosed balconies for warmth and protection during colder months. AJC director Brian Mariotti emphasizes the project’s commitment to sustainable design and creating exceptional living spaces that blend seamlessly with the surrounding environment.
Billbergia is capitalizing on Macquarie Park’s designation as an accelerated precinct under the NSW Government’s Transport Oriented Development (TOD) program. The area is poised for further growth with the recent rezoning proposal for the Macquarie Park Innovation Precinct Stage Two, which could see over 4,600 new homes added to the area, including build-to-rent (BTR) projects. The state government’s proposal aims to provide flexibility for developers to deliver additional BTR apartments on E2 Commercial Centre-zoned land, further enhancing the residential offerings in the area.
